Full Service Property Management Program

Since 1980, property owners and investors have taken advantage of the professional management program offered by Joyner Property Management. Full utilization of these services assures you control, while providing the highest level of confidence in the care of your property. This program is successful due to our commitment to communication, implementation and follow up. We provide a level of service that creates carefree management for your property in the most cost-effective and professional means possible.

Our staff performs a thorough inspection of your property at the signing of the lease agreement, lease renewal and lease expiration, in order to keep your investment in prime condition at all times.

We take pride in our properties and maintain them in a condition that protects your investment and meets with our high standards.  Our professionals can manage all aspects of repairs, contacting you for approval of large or unexpected expenses.

A history of all repairs completed on your property is maintained for your review. Additionally, we will manage any home warranties or other special maintenance contracts you may have in place.

Our accounting department will generate 1099s for your use in preparing your taxes each year. Any additional information that you need regarding the house and expenses is available upon your request.

Joyner Property Management will advertise your property, on our website,, and on the MLS. Additionally a sign will be placed in your yard, and the listing will be published for all local relocation agents. We also use social media and networking to publicize your homes availability in the market place.

Applications are accepted from prospective tenants. A security deposit in the amount of one month’s rent is also collected and used to reserve your property for the prospective tenant.  We investigate the prospect’s previous mortgage payment history or rental payment records, verify employment, salary and prospects for permanent employment, check and verify credit references. Findings are scored and the result is reported to you for your approval.

Rent is collected each month and forwarded to you, less management fees and any expenses. Any expenses incurred will be listed on your monthly statement; and copies of invoices will be included in your financial packet. Owner’s checks are processed on the 10th of each month, and direct deposits made on that date.

Homeowners are contacted sixty days prior to the tenants lease expiration, to discuss your plans for the house. We then contact the tenant and renew their lease based on your plans.

Your property is inspected after a tenant vacates, and any necessary work is immediately scheduled. All cleaning and repairs required due to damage are charged against the security deposit. Normal wear tear items and routine maintenance, such as painting, are owner responsibilities. We will offer our recommendations for these items and coordinate the contractors on your behalf. 

While careful tenant screening will protect your rental income, not every eventuality can be predicted. Should the matter ever arise, Joyner will represent you as your agent in any legal action required to collect your rent.
