Scheduling Showings

Occupied listings will require a showing appointment through our office with 24 hour notice. Homes are only shown during our office hours, Monday-Friday between 8:00 AM-5:00 PM.

All of our available properties are listed online at Vacant properties can be viewed by checking out keys from our office located at 735 N. Pleasantburg Drive in Greenville, Monday-Thursday between 8:00-5:00 (24 hour return) and Fridays from 8:00-4:00 (no weekend checkouts allowed). We require a refundable $50 fee (cash or check only, we do not carry change) and a copy of your DL. Call ahead to make sure we have available keys!

Application Fees & Income Requirements

Our application fee is $55 non-refundable, acceptable in money order or personal check. You may also apply on-line through our website at Debit and Credit payments are accepted on-line only. Each person 18 years of age or older is required to fill out an application and submit the fee, no exceptions. We run a credit report, check rental and eviction history, and criminal background history on each applicant. This process takes anywhere from 48-72 hours (2-3 business days) once an application is received.

We do appreciate a credit score of at least 500 in order to present your application to the property owner but we will present all applicants regardless of credit score.

Total monthly household income must be at least 3 times the rent. We will need proof of income: 3-4 most recent pay stubs or an offer letter from your place of employment (this should include verification of salary).

Lease Signing & Deposits

In order to take a home off of the market completely, we require both a security deposit and fully executed lease. The security deposit is required once an application has been approved. (**Until a lease is signed, the home is not guaranteed.**) This will hold the property for up to 30 days prior to your move-in date and take the home off of the market. The amount of the security deposit is equivalent to the amount of one full month's rent. This must be in secured funds only (money order or a cashier's check). PLEASE NOTE - NO changes can be made to the prepared lease agreement at time of signing without prior approval by owner and the CDJ property manager.

Pet Deposits/Fees

If an owner allows pets, they are negotiable with an approved application. The pet deposit will have to be paid in secured funds separately from the security deposit. If you have approved pets there will be a pet deposit of at least $250 per pet unless otherwise negotiated/agreed upon with the owner through the leasing agent. **We will need to know size and breed of your pets to present to the owner for approval. *Proof of updated shots, spaying or neutering, or any service/assistance animal registration may be required as well.

Rent Payments & Possession

Rent will begin at time of possession. If you move into a property after the 1st, rent will be prorated based on number of days in the month. You will also be responsible for having utilities transferred into your name prior to moving in. If utilities are not transferred over before your move-in date you will be charged for any utilities billed to us or the homeowner.

Rent is payable by personal check, money order or cashier’s or bank check and is due and payable between the 1st through the 5th of each month without penalty. There is also an online tenant portal for your convenience that can be used for bank draft or one time payments online with a convenience fee. For any late rent received after the five-day grace period, the late fee will be 10% of the rent amount which will accumulate if left unpaid.

The date rent is received at the CDJ offices will be the date it is posted unless the 5th falls on a weekend or holiday. This includes mail-in rent. We have an after hours slot for your convenience at our office on Pleasantburg Drive. Anything left in our night drop must be marked with YOUR PROPERTY ADDRESS to ensure payments are applied correctly and in a timely manner.

Repair Issues - If you have a repair issue, you can submit work orders through our tenant portal. Issues may vary by property. You will be given an after-hours number to be used for emergencies only. If you have any other questions, please feel free to ask. Thanks so much!
